Q.  Must I used an "approved" builder?

A.  No, there is no formal builder program, you may use any builder you wish so long as the design meets the guidelines.


Q.  Will there be central water and sewer?

A.  Yes, provided by the City of Fort Myers. Underground power, cable TV and telephone as well.


Q.  When will the lots be ready to build on?

A.  Lots are ready now!


Q.  Is there a Homeowner’s Association? 

A.  Yes, the covenants, conditions and restrictions establishes a Homeowner’s Association.


Q.  Is there a common association fee(s)?

A.  Yes, there is a fee to cover the cost of landscape maintenance of the front entrance, entrance berms, plantings within the culdesac and electricity for the streetlights that is shared by homesites 1 thru 8 which will be approximately $116 per month.  Homesites 9 & 10 that access directly from McGregor Blvd. are only responsible for administrative expenses which will be approximately $29 per month.


Q.  Is the street a public or private road?

A.  Carleton Court is a private street to be maintained by the HOA.  The street will be paved with street bricks to eliminate most all maintenance for years into the future.  Public sidewalks are connected to McGregor Blvd. along Carleton Court and lead through the adjacent neighborhoods.


Q.  Is there a specific architectural style established for CARLETON?

A.  No, there is no specific style designated for the homes within CARLETON, but there are Design Guidelines establishing a variety of requirements for home design elements.  


Q.  What is the minimum home size?

A.  The minimum home size is 2,000 SF of air conditioned and heated space.


Q. Must home construction begin within a certain period of time after purchasing a homesite?

A.  No, there is no compulsion to build within any period of time after a homesite purchase. 


Q.  Is CARLETON in the City Limits of Fort Myers?

A.  Yes, CARLETON is within the Fort Myers City limits.
